Retail companies, especially the ones with limited experience in opening locations in NYC, need to rely on experienced Real Estate Agents in order to find the right locations and properly negotiate the lease agreements.
Today we talk about Isaacs and Company Commercial Real Estate and we sit down with the President Joel Isaacs to learn more about the Company.
: Retail and Hospitality
: New York City
Tell us about your company. What kind of product or service do you provide?
Isaacs and Company is a commercial real estate brokerage firm specialized in retail and office leasing for fashion and high-profile brands. We also represents the property owners who seek them.
How many employees does your company currently have? Do you have offices in different States?
We are currently a team of 11 based at our office at 270 Lafayette Street in SoHo.
Are your company and your team considered an expert in a specific market? If so why?
Based on our experience, we would be considered expert in the Plaza District (Fifth Avenue, Madison Avenue), SoHo, the West Village and Meatpacking Districts. We also work in major cities throughout the US and Canada as well as shopping centers.
What inspired the business and where is your company today?
Starting in the business as an office leasing broker, my interests led me to focus on the fashion industry. An industry focus, as opposed to a geographical one, allowed me to differentiate my business from my competitors. That led to a deeper focus on retail leasing in addition to the office component.
In which geographic area did you complete the majority of your projects?
We have completed the majority of our deals in Manhattan.
Is your company specialized in completing projects in a specific industry, e.g. Food & Beverage?
Fashion and high-profile brands. Outside of fashion, we have represented several international furniture brands, fragrance and beauty brands.
Tell us about one specific deal you worked on and which challenges you solved?
We recently concluded a deal with Hermes in the Meatpacking District. This pioneering deal will undoubtedly change the brand mix in the neighborhood. Although we anticipated a challenge in convincing the brand on the location, the company executives quickly took to this evolving neighborhood and the building which appears like a “maison”.
What is new in the Real Estate industry? How this will impact the current Brick & Mortar business model?
We are experiencing changes in the brick and mortar model, as brands look to right-size and right-count locations, but we believe that there will always be a need for brick and mortar retail, especially in Manhattan where most brands set up flagships to showcase their products to the world.
